Junior ADU Builder in Los Angeles
Create a compact, independent living space within your existing single-family home. AXMIS Construction plans and builds Junior ADUs throughout Los Angeles—coordinating feasibility, interior reconfiguration, permits, efficiency kitchens, private entrances, building systems, and final inspections.
What Is a Junior ADU?
A Junior Accessory Dwelling Unit, commonly called a JADU, is a compact independent living space created entirely within the walls of an existing or proposed single-family residence. Under California standards, a JADU is limited to no more than 500 square feet.
A JADU includes a separate entrance and an efficiency kitchen with cooking appliances, food-preparation space, cabinets, and appropriate utilities. It may have its own bathroom or share sanitation facilities with the primary residence when permitted.
AXMIS plans each Junior ADU around the home’s existing layout, privacy, circulation, utilities, natural light, ventilation, storage, and intended use so the limited footprint feels practical and comfortable.

Custom accessory dwelling units built for Southern California homes
Building in Los Angeles requires a coordinated understanding of the property, local standards, structure requirements, utility and construction elements. AXMIS Construction manages general contractors in the South Bay, LA market and focuses on Los Angeles, where custom homes and ADU-oriented projects demand a more focused, thorough build.
What makes an ADU project complex?
A smaller building is not necessarily a simpler project. ADUs share many of the same systems as a full-size home within a more compact footprint and limited backyard. Site access, setbacks, service capacity, structure design, drainage, privacy and construction staging all require attention in a way that a straightforward addition does not.
Can an ADU match the primary residence?
Yes. Exterior materials, roof forms, windows, proportions and landscape relationships can be coordinated with the existing home. This still allows the ADU to function independently as its own complete residence while complementing the architecture of the main structure.
Does AXMIS work with existing ADU plans?
Yes. AXMIS can start consultation from existing plans, though constructability, site conditions, utility strategy, design assumptions and project scope are always reviewed before construction begins.
Built for the way you want to live
From a ground-up residence to a transformative remodel, every project receives the same rigorous planning and field oversight.
