More Possibility at Home

What Is a Detached ADU?

A detached accessory dwelling unit is a separate residential structure built on the same property as an existing primary home. Unlike an attached ADU, garage conversion, or home addition, it does not share walls with the main residence.

A detached ADU can include its own entrance, kitchen, bathroom, bedroom, living area, laundry, storage, heating, cooling, and utility connections. It may be planned as a studio, one-bedroom home, two-bedroom residence, guesthouse, or flexible multigenerational living space.

Because every Los Angeles property has different dimensions, access conditions, utility locations, setbacks, and development requirements, each detached ADU begins with a detailed feasibility review.

Property Feasibility

The lot, existing structures, access, setbacks, utilities and likely construction constraints are reviewed before the project advances.

Design Coordination

Architecture, engineering and consultants are aligned around a single buildable plan before permitting begins.

Utility Coordination

Electrical, plumbing, sewer, water, HVAC and site connections are assessed as part of early constructability planning.

Transparent Budgeting

Scope, allowances, selections and assumptions are documented so the owner can understand the budget before field work begins.

    Built for Southern California Properties

Building a detached ADU in Los Angeles requires more than selecting a standard floor plan. The design must respond to available space, existing structures, access, utilities, grading, drainage, privacy, and applicable development standards.

What makes detached ADU construction complex?

A detached ADU still requires a foundation, structural system, roof, kitchen, bathroom, electrical, plumbing, HVAC, insulation, and life-safety measures—all coordinated within a compact backyard site.

Can a detached ADU match the main house?

Yes. Roof forms, materials, windows, doors, colors, and architectural details can be selected to complement the primary residence.

Can AXMIS build from existing plans?

Yes. We review constructability, structural details, utilities, specifications, scope, budget assumptions, and permit status before construction.

    Common ADU Questions

    Before starting an ADU project

    Before starting an ADU project

Many Los Angeles residential properties may qualify. Available size and placement depend on the lot, existing structures, setbacks, easements, utilities, access, and current requirements. AXMIS begins with a property-specific feasibility review.

The possible floor area depends on state and local standards, the proposed layout, property conditions, height limitations, and other site-specific factors.

Cost depends on size, architectural design, property access, foundation conditions, utility work, service upgrades, finish level, permits, and site improvements.

The schedule depends on design, permitting, selected materials, site conditions, utility work, inspections, and overall project complexity.

The residence requires electrical power, water, sewer service, water heating, and HVAC. Required upgrades or metering depend on the existing property infrastructure.
